Is there a grant for windows and doors? Yes, up to €4,000

Detached house

€4,000

Mid-terrace€1,800
Apartment€1,500
The short answerYes. SEAI pays €1,500 to €4,000 towards new windows, depending on the type of house, and €800 a door for up to two external doors. You can apply for the windows grant, the doors grant or both, but there are three catches that rule most people out, and they are below.

It is one of SEAI's individual energy upgrade grants, open to homeowners, landlords and holiday home owners. You use an SEAI-registered contractor, and the grant is paid to you once the work is done and checked.

How much you get

For windows, the grant depends on the type of home: "Detached: €4,000", "Semi-Detached //End of Terrace: €3,000", "Mid-Terrace: €1,800" and "Apartment: €1,500".

For doors: "€800 per door (max of 2 doors)".

The three catches

1. The age of the house. "The house must be built and occupied prior to 2011".

2. Insulation comes first. "The house must have good attic and wall insulation." If SEAI already paid for your attic and wall insulation, that counts: "If the home previously received SEAI grants for attic and wall insulation, then good insulation is in place." If not, a BER assessor can tell you, and there are separate SEAI grants for the insulation.

3. Do not start the work first. Wait for the grant offer: "do not commence works prior to receiving your grant offer".

What the windows must be

"You must be replacing existing single or double glaze windows with high-performing windows (1.4 or better)". Your contractor will know the figure, which is how much heat the window lets through.

"A post‑works BER is required after new windows and doors are installed, and this is grant‑aided."

How to apply

Get quotes from SEAI-registered contractors, apply to SEAI online, and wait for the grant offer. Then the work is done, a BER assessor does the after-works BER, and you send SEAI the documents. SEAI pays the grant into your account. If you use a One Stop Shop instead, it applies for you and takes the grant off your bill upfront.

Common questions

Is there a grant for windows and doors in Ireland?

Yes. SEAI pays €1,500 to €4,000 for windows depending on the type of house, and €800 per external door, up to two doors.

Can I get the grant if the windows are already in?

Not for work you started before the grant offer. SEAI says to wait for the offer before any work starts.

Do I need insulation first?

Yes. The house must already have good attic and wall insulation. If SEAI paid for that insulation before, it counts.

Is my house too new?

The house must have been built and lived in before 2011.
